Working within a $50k–$75k budget, the scope combined restorative work and designer finishes to deliver a durable, elegant interior that supports daily office use.
Scope of work: • Heavy repairs and surface preparation: removal of damaged plaster, consolidation of substrate, and localized carpentry repairs where required.
• Skim coat and finishing: full skim coating to achieve a smooth, Level 4–5 finish appropriate for high‑visibility areas.
• Primer and painting: application of premium primers and topcoats (low‑VOC options) selected for durability and color fidelity.
• Rotunda & tall wall work: wallpaper removal, surface remediation, scaffolding access, and execution of a painted design on the tall feature wall with careful pattern alignment and clean edges.
• Hall molding work: removal of chair rail and base molding where specified, followed by priming and painting of the hall walls for a cohesive appearance.
• Staircase & handrail restoration: minor wall repairs on staircase, priming and repainting or refinishing of moldings, and metal handrail primer/finish system to ensure corrosion resistance and a uniform look.
